Terms of use

We’re excited to have you stay with us at Heritage Harbor. These guidelines are here to help ensure a
smooth, enjoyable experience for you, your guests, and our community.

 

Booking & Payments

Guests must be at least 25 years old to reserve a vacation rental. We accept Visa, MasterCard, American Express, and Discover. A 50% deposit is required at the time of booking, with the remaining balance due 14 days prior to arrival.


Cancellations & Changes

We understand that plans can change. Cancellations made more than 14 days prior to arrival will receive a full refund of the deposit. Cancellations made within 2–14 days of arrival will forfeit the deposit. Within 48 hours of arrival, all payments are non-refundable and non-transferable. If you need to switch homes, we’re happy to accommodate changes at no additional cost if made at least 14 days prior to arrival. Changes within 14 days may not be available.


Arrival & Departure

Check-in begins at 3:00 PM and takes place at our Welcome Center. You’ll receive directions and access information approximately one week prior to arrival. Check-out is at 11:00 AM. Please follow the departure instructions provided in your digital guidebook. Late check-outs may be available based on availability and must be requested the morning of departure.


Your Stay

We ask that you treat the home with care and respect. While there is no daily housekeeping service, each home is professionally cleaned prior to arrival. To help us keep everything running smoothly, please leave the home in good condition and wash all dishes prior to departure. Trash should be disposed of in designated dumpster areas, not left in homes, carts, or on the ground.


Guests & Occupancy

Please adhere to the maximum occupancy listed for your home. Additional guests or visitors must be approved in advance and may result in additional charges. Parties, large gatherings, or events are not permitted unless approved ahead of time.


Quiet Hours & Community Respect

Quiet hours are from 10:00 PM to 8:00 AM. We ask that all guests are respectful of neighboring homes and avoid excessive noise or disturbances. Please remain within your designated rental property and
avoid using neighboring yards, patios, or walkways.

Pets

Select homes are pet-friendly and must be approved in advance. A non-refundable pet fee will apply. Pets must be leashed throughout the community, may not be left unattended, and are not allowed on furniture. Unauthorized pets will result in additional fees.


Smoking

All homes are non-smoking. Evidence of smoking inside will result in a $500 cleaning fee and may require immediate departure.


Damages & Responsibility

Guests are responsible for any damage caused during their stay, including damage caused by guests, visitors, or pets. Any repairs, excessive cleaning, or replacements needed to restore the home will be charged to the card on file.


Resort Amenities & Pool Use

Use of resort amenities, including pools, is at your own risk. There is no lifeguard on duty, and children must be supervised at all times.
Pool access is reserved exclusively for Harbor Inn guests who are registered and staying in a vacation rental home. Outside guests are not permitted to use the pool facilities at any time. Additionally, only guests staying in properties located within the Heritage Harbor Resort are eligible for pool access. All posted pool rules must be followed at all times. Failure to comply may result in loss of access and additional charges.


Parking & Community Guidelines

Each home includes one designated parking space. Additional vehicles must park in overflow areas and display a parking pass. Vehicles parked illegally may be ticketed or towed, with associated fees charged to the guest. Please avoid blocking roadways, fire lanes, or other designated spaces.


General Use

The property is to be used for lawful purposes only. Unsafe behavior, illegal activity, or violation of these terms may result in immediate termination of your stay without refund.


Additional Information

From time to time, services such as internet, cable, or utilities may experience outages beyond our control. While we work quickly to resolve any issues, refunds are not provided for these interruptions. If the property is listed for sale, showings may occur during your stay with reasonable notice.
